Terms of Service
Effective: January 1, 2026
1. Booking & Reservations
All bookings at Reframe Stay are for the entire property (7 bedrooms, all shared spaces, pool, and garden). Bookings are confirmed upon receipt of a signed booking agreement and the required deposit. Inquiries submitted through our website are not binding reservations until confirmed in writing by our team.
2. Pricing & Payment
Pricing is provided on a per-inquiry basis and varies based on dates, duration, and additional services requested. A 30% deposit is required to secure your booking, with the remaining balance due 30 days prior to arrival. All prices are quoted in Euros (EUR).
3. Cancellation Policy
Cancellations made 60 or more days before arrival receive a full deposit refund. Cancellations made 30-59 days before arrival receive a 50% deposit refund. Cancellations made fewer than 30 days before arrival forfeit the deposit. We strongly recommend travel insurance for all guests.
4. Check-in & Check-out
Standard check-in is from 15:00 and check-out is by 11:00. Early check-in and late check-out may be available upon request and are subject to availability. Key handover and property orientation will be arranged prior to your arrival.
5. House Rules
Reframe Stay is a residential property in a historic neighborhood. Guests are expected to maintain reasonable noise levels, particularly between 22:00 and 08:00. Smoking is permitted only in designated outdoor areas. The maximum occupancy is 14 guests across 7 bedrooms.
6. Liability & Insurance
Reframe Stay maintains comprehensive property insurance. However, guests are responsible for their own personal belongings and travel insurance. The property is not liable for personal injury resulting from misuse of facilities, including the pool and garden areas.
7. Damage & Security Deposit
A refundable security deposit of €500 is required prior to arrival. This deposit will be returned within 7 days of checkout, less any deductions for damage beyond normal wear and tear. Any significant damage must be reported immediately.
8. Additional Services
Additional services (private chef, yoga instructor, tours, etc.) are arranged through our trusted local partners. These services are subject to separate terms and availability. Reframe Stay acts as a facilitator and is not directly liable for third-party services.
9. Governing Law
These terms are governed by the laws of Portugal. Any disputes arising from these terms shall be subject to the jurisdiction of the courts of Porto, Portugal.
